Job Description

SUMMARY:

Under the direction of an assigned supervisor, perform a variety of skilled activities in one or more of the building trades. Included are rough, and finished carpentry; the installation, maintenance and repair of electrical systems and equipment; the repair and servicing of heating, refrigeration and air conditioning systems; the maintaining and repairing of plumbing fixtures and systems and perform related work as required. Provide technical and work direction and training to general maintenance workers.

ESSENTIAL FUNCTIONS:

Perform a variety of skilled construction, installation, repair and maintenance work activities in the building trades.

Estimate materials and supplies needed to complete assignments.

Operate a variety of tools and equipment.

Work from sketches, plans drawings, blueprints and specifications.

Assist in ordering, receiving and storing supplies; assist in contacting vendors to order or obtain information concerning materials, supplies, parts and equipment.

Schooling in HVAC theory, HVAC controls and DDC controls, combined with a minimum of five years working experience with HVACR mechanical, electrical and hydraulic systems.

In depth knowledge of electrical control circuits to 480 volts, including controller circuit boards and logic interface within software, building automation and energy management systems in combination with a full understanding of the operation of chillers, boilers, AC units and air handler systems with the ability to service and repair.

Provide technical information and recommendations to various district departments, and personnel concerning buildings and maintenance equipment.

Perform programming of energy management and conservation of heating and air conditioning equipment and systems as required; check equipment and systems for proper operations and efficient energy use.

Remain current on development of HVARC and DDC controls.

Repair and maintain heating, refrigeration, air conditioning units and air compressors.

Train and provide work direction to maintenance personnel and student workers as assigned

Repair and replace defective belts, compressors, motors, switches, gauges, pneumatic thermostats, valves, controllers and other parts as needed, chiller systems, energy management systems, boilers, hot water heaters and special appliances; repair plumbing fixtures and clean out drains.

Perform a nitrite analysis and measure in appropriate nitrite treatment to boilers and chiller based on test results.

Remain current on retrofit refrigerant blends and procedures.

Inspect refrigeration, air conditioning units, air compressors and refrigerant recovery.

Perform and schedule preventative maintenance programs for HVACR equipment.

Perform other skilled maintenance duties as assigned, including:

Perform carpentry work, repairing and constructing cabinets, bookcases, window frames, chairs, tables and shelves.

Install, maintain and repair a variety of electrical systems, parts and equipment including electrical circuits, conduits, light fixtures, fans, pumps, appliances, repair and clean out drains.

Install and repair roofs, windows, doors and locks.

SECONDARY FUNCTIONS:

Attend construction project meetings as assigned.

Meet and provide work direction with contractors on HVACR campus projects.

Participate in the design of new equipment and estimate labor and materials costs.

Maintain a variety of records.

Observe and comply with applicable codes, regulations and safety procedures.

Perform related duties as assigned.

Assist the Vice President of Administrative Services or designee in monitoring department budget.

KNOWLEDGE AND ABILITIES:

EDUCATION AND EXPERIENCE: Any combination equivalent to: graduation from high school, sufficient training and experience to demonstrate the knowledge and abilities listed above and five years of responsible experience in the building trade specialty area of assignment.

LICENSES AND OTHER REQUIRMENTS: Valid California driver's license and ability to qualify for district vehicle insurance coverage. EPA certified for air conditioning and refrigeration.

WORKING CONDITIONS: Work involves indoor and outdoor environment, subject to inclement weather conditions, heavy lifting, climbing and exposure to high voltage, fumes, and noise.
